Life Safety & Egress Mechanics

Exit Devices & Commercial Panic Hardware

Mechanical repair, dogging mechanism adjustments, latch head alignment, and Grade 1 replacement panic hardware for commercial buildings in Charlotte, NC.

Life Safety Compliance

Uncompromised Egress & Building Security

Panic bars and exit devices are safety-critical hardware—designed to allow instant, unlatching egress during emergencies while securing exterior openings from outside intrusion.

Because exit hardware experiences continuous abuse in high-traffic corridors, internal push-pad linkages bend, latch heads wear down, and dogging mechanisms jam. A sticking panic bar on a required egress route is both a severe code violation and a primary security risk. We repair, realign, and install Grade 1 panic devices from industry leaders including Von Duprin, Precision, Detex, and Monarch.

Egress Devices We Service

  • Rim Exit Devices: Heavy-duty single-point latch panic bars for single doors and mullion openings.
  • Surface Vertical Rods (SVR): Two-point top and bottom latching panic hardware for double doors.
  • Concealed Vertical Rods: Hidden rod egress devices inside hollow metal and aluminum doors.
  • Fire Exit Hardware: UL-listed fire-rated panic devices without mechanical dogging features.
Common Failures

Panic Bar & Exit Device Faults We Correct

Frequent mechanical issues encountered by facility managers across commercial and institutional buildings.

Push Bar Jammed or Sticking

Egress Safety Hazard

Internal actuating arms or return springs bound up, preventing the push pad from depressing smoothly. Resolved with internal mechanical rebuilds or assembly replacement.

Latch Bolt Fails to Retract Fully

Door Sticking Risk

Worn main latch bolts or loose rod connectors stopping the latch from clearing the strike plate when pushed. We realign rod tension and replace worn latch heads.

Vertical Rod Bottom Latch Dragging

Hinge & Rod Misalignment

Bottom vertical latch rods dropping down and scraping floor saddles, preventing automatic door closure. Corrected by adjusting top/bottom rod turnbuckles and shimming hinges.

Unapproved Mechanical Dogging

NFPA 80 Violation

Hex-key dogging mechanisms used on fire-rated egress doors. Fire doors must latch automatically upon closing; we convert unapproved setups to compliant fire exit hardware.

Frequently Asked Questions

Exit Hardware FAQ

Are dogging keys or hold-open devices allowed on fire doors?
No. Under NFPA 80 and Life Safety Code standards, fire-rated door assemblies cannot have mechanical hold-open dogging features. Fire doors must positive-latch closed at all times unless connected to building fire alarm releases.
What is the difference between panic hardware and fire exit hardware?
Panic hardware allows mechanical dogging (holding the latch retracted for free push-pull access). Fire exit hardware is UL fire-tested and strictly omits mechanical dogging to ensure the door latches upon every closure.
Why is the bottom vertical rod dragging on the floor threshold?
Bottom rods drop over time due to loose internal connector pins or door hinge sag. Adjusting the vertical rod guide mechanism or retrofitting to a less-bottom-rod (LBR) setup eliminates floor drag.
